Policies

We are thrilled to have you and your family as our guests!

By booking your stay with us, you agree to follow all of our terms, conditions, and policies. These guidelines are in place to ensure your safety and enjoyment, and to clearly outline the mutual understanding between you and Archway.

Below are our general Terms & Conditions. Our policies may change, so please check back often:

Booking Policies

Direct Bookings:

• The guest’s credit card is charged for 100% of the stay at the time of booking.

• If the guest cancels more than a week in advance a 100% refund applies. It may take up to 7 days for the refund to reflect on the guest’s credit card.

• If the guest cancels less than 1 week to 1 day prior to arrival, they will be refunded 50% of the overall bill.

• If the guest makes a cancellation 24 hours prior to check-in, no refund applies.

Security Deposit:

Each guest will undergo a verification process conducted by our partner, SuperHog. Additionally, a security deposit of up to $500 will be required at the time of booking. Alternatively, guests may opt for a $35 damage waiver. If no reported violation or damages is found after check-out, the deposit will be refunded and takes 7 days to reflect on the guest’s credit card.

ID Verification Process:

For the safety & security of all guests & the property, the Archway requires all guests to complete the SuperHog ID verification process which requires the guest to share a photo ID and confirm that the personal information submitted by the guest corresponds with their real identity. The name attached to the payment method used to book must match the guest ID.

Archway has no on-site concierge, personnel, or night staff. Prior to your arrival, you will be provided with an access code for the front door and for your suite.

Check-in: 4:00 PM

Check-out: 11:00 AM

Early Arrivals and Late Departures:

Early check-in and late check-out may be added to your reservation for an additional fee of $50 each. In case an early arrival or late departure is not available, the Archway Collective will notify the guest in advance and provide a full refund of the fee. If the guest checks out beyond 11 AM without prior approval, the guest will be subject to a $200 fee. If the guest booked a late departure but checks out beyond 2 PM, the guest will be subject to a $200 fee.

Early check-in: 2:00 PM

Late check-out: 1:00 PM

Special Requests:

We will make every effort to honor special requests such as extra towels. prior to your arrival. All special requests are noted on reservations and we will do our best to accommodate them. However, the availability of these items cannot be guaranteed in advance.

General Policies + House Rules

Hotel Rights:

Should any action by a guest be deemed inappropriate by the hotel, or if any inappropriate behavior is brought to the attention of the hotel, the Archway reserves the right to request that the guest vacate their room without a refund.

Quiet Hours: 9:00 PM to 7:00 AM

The City of Philadelphia and the Archway strictly enforce a 9:00 PM to 7:00 AM quiet hour. Please be respectful to those around you while enjoying your visit with us. Amplified sound is not allowed. This includes loud music, DJs, or amplified voices. Any complaint made by another guest or neighbor may result in immediate eviction and a fine between $500 to $2,000. Strictly Enforced – should guests violate the quiet hour policy it will result in immediate eviction from the hotel without refund and a violation fee.

Occupancy:

Maximum of 2 overnight guests per bedroom for a total of 6 guests. An occupancy fee can be incurred if violated.

Visitors: 

Outside visitors are allowed outside of quiet hours, upon approval from the Archway Collective. Visitors are not allowed without prior approval- failure to inform the Guest Services Team may result in a fee. At any given time, the maximum number of guests is no more than 10. Please feel free to contact Guest Services for more information.

Age Policy:

The minimum age required to check into Maison Rose is 21 years of age. All guests under the age of 21 must be accompanied by an adult.

No Party Policy:

The Archway Collective enforces a strict No Party Policy for the comfort and security of all hotel guests and property. Excessive noise will not be tolerated at any time. Should a guest violate this policy, a violation will result in immediate eviction from the property without a refund and a violation fee.

Photography:

Commercial photography and filming are prohibited on the property without prior approval from the Archway Collective. Any unauthorized use of images of Archway properties or their contents is strictly prohibited and will result in a fee of up to $1,000. Mail and Packages:

Due to no on-site staff or concierge, Maison Rose accept any on-site mail or packages for our short-term guests. Long-term guests (30 days +) may make special arrangements for incoming mail & packages, however, the Archway Collective is not liable for any missing or damaged items.

Security Surveillance:

Your safety and privacy are important to us. All in-house devices are non-visual; however, exterior areas may have video surveillance. There are NO cameras or recording devices inside Maison Rose. If you have any questions about our properties and technology, please don’t hesitate to contact our Guest Experience Team.

Accessibility:

Maison Rose is a 3-story walkup with a basement. There is no elevator access in the house.

Luggage Storage:

Luggage storage arrangements are available upon request. Please reach out to Guest Services to learn more.

Parking:

One parking spot is available onsite for an additional nightly fee — M-Thurs: $60/nt & F-Sun: $70/nt. A link for reserving parking & location details will be available in your confirmation email or please reach out to the Archway Collective Guest Experience Team to reserve. Availability is limited & rates are subject to change. Unauthorized vehicles without the designated parking pass are subject to being towed at the owner’s expense. Parking is also available a block away on 1320 N. Front Street at Park America. Prices may vary. Free street parking is also available but not guaranteed by the Archway Collective.

Housekeeping Policy

Housekeeping Frequency:

We provide a full housekeeping service prior to check-in and after check-out. With 24-hour notice, specific additional cleaning service is available for an additional fee and can be requested by texting 800-216-0273 or emailing [email protected].

Amenity Refill & Refresh Frequency:

Amenities are refilled and refreshed prior to check-in and after check-out, depending on usage. 1 set of complimentary amenities is provided to both long & short-term guests. For a full list of these amenities refer to the Amenities & Features below. With 24-hour notice, additional refill & refresh service is available for an additional fee and can be requested by texting 800-216-0273 or emailing [email protected].

Trash & Recycling: 

For short-term guests’ waste and recycling may be disposed of in the dedicated kitchen cabinet and bathroom trash receptacle in your rooms. For overflow trash and recycling removal from the House, especially for long-term guests, you may dispose of bagged trash & recycling in the courtyard bins located across from the gate.

Appliances:

TV:

Please DO NOT alter account settings on the TV.

100% Smoke-Free:

Maison Rose is a 100% smoke-free facility and does not permit smoking of any kind. Any evidence of smoking in the house or courtyard or complaints made from neighboring hotel guests will result in a fee of up to $1,000. This includes smoking tobacco, marijuana, illegal drugs, e-cigarettes, vape pens, diffusers, hookahs, incense, cigars, and candle burning.

Pet Policy:

Please contact Guest Services for approval and arrangement of pets prior to your stay. A pet fee is required. The Archway Collective reserves the right to reject any request. The guest authorizes Archway Collective to charge the cost of possible repair, damage, or loss of items resulting from a pet on the property. If prior permission for a pet on the property is violated, a $1000 fee will be charged.

Surface Maintenance:

We appreciate you utilizing the complimentary coasters when setting drinks down on surfaces other than the kitchen counter.

Live Plants Note:

Maison Rose features some live plants to create a home-like setting. For short-term guests, we ask that you avoid watering the plants as they are on a watering schedule and serviced by our housekeeping staff. For long-term guests please follow these instructions: water plant every 7-12 days and only water plant when soil is completely dry to the touch.

Furniture and Room Furnishings:

Maison Rose is fully furnished and embellished with artwork, books, and décor. All furniture, furnishings, décor, and kitchenware must be returned to their original placement prior to check-out. Items cannot be removed. Violations will result in a fee. For long term guests, any additional wall hangings or penetrations must be approved prior to installation and are otherwise forbidden. Violations will result in a fee.

Damage, Missing Items & Excessive Cleaning:

Upon booking, we require a credit card on hold for any damages and excessive cleanings beyond the normal use of our amenities incurred during the guest’s stay. The guest authorizes the Archway Collective to charge the cost of repair of such damage or loss of such items caused by themselves, or any person for whom they are responsible. Such damage would include the cost of cleaning bedding and upholstery, fumigation if the guest smokes in a room, and/or damage to furniture, rugs, walls, and fixtures as well as replacing missing items such as bedding, towels, furnishings, artwork, décor, kitchenware, etc.
